STEP 1:
Every buyer has different tastes and needs. First and foremost, we listen. The initial search process then starts with you and us browsing online listings. After getting familiar with the selections, we then begin the tours. We prefer to show a variety of homes and areas within the wish list on that first trip so you can begin to narrow your search.
Our two priorities are 1) You become so familiar with the options that you will soon know a great buy when you see it and 2) We become familiar with the your wants and needs. That way, we might be able to offer other options, and it helps us identify new listings as "must sees" or "pass."
STEP 2:
When you identify a home you want to put an offer in on, the next step is to evaluate the comps. It's important to understand that the goal should be to get the house at the best possible fair value, not the most money off the list price. If the home is priced under value, the best possible buy may well be above list when competing with other offers.
On the flip side, if it is over-priced, we need to know where the fair price is and then make a case for it with the seller. Bottom line is that value matters more than settled price verses list price. When we're done, you'll be the expert. You'll know the value.
STEP 3:
Next we'll negotiate the purchase. Nothing replaces experience in this step. We know how to present a case for value, and we've worked with 100's of agents in the county. Those relationships can often be the tie breaker in competing offer situations.
STEP 4:
The transaction! We guide you through the disclosure process and inspections. We make sure you understand your rights at every stage. We coordinate the transaction with the lender and escrow.
This brings us to the close - and the fun part - the keys!
